1st Reverse Financial Services
1st Reverse Financial Services is a subsidiary of Wilmington Savings Funds Society FSB, established in 1832.  It is one of the 10 oldest US banks continually operating under the same name.  Our team of reverse mortgage specialists are specifically trained to educate people nationwide about reverse mortgage loans and make the process easy.  Simply stated reverse mortgage lending is our only business!

Reverse mortgages enable eligible homeowners to access money they have built up as equity in their homes.  They are primarily designed to strengthen  seniors' personal and financial independence by providing funds without a monthly payment burden, during their liftime in their home.

New changes in HUD regulations will soon provide higher proceeds to homeowners with higher value properties.  In addition, some provisions may be forthcoming that will allow for home purchasing.

Wendy Kelly has an extensive background in consumer advocacy and personal financial management.

Advocate for the "Mathematically-True" Truth in Lending
The Truth in Lending Act of 1968 uses an antiquated, untrue, simple-interest   method of computing the Annual Percentage Rate called the NOMINAL APR (NAPR). The mathematically-true APR is the compounded [^] EFFECTIVE APR (EAPR).  On a loan for $400 with $120 interest due in 16 days the NAPR is 684% (120/400)x(365/16).  The EAPR is 39,650% (((120/400)+1)^(365/16))-1.   TILA allows at accuracy of one 1/8% (0.125%). The EAPR is 311,728 of that 0.125%s from the NAPR (39,650%-684%)/0.125%.  The Truth in Savings uses the EAPR and calls it the Annual Percentage Yield.  TILA should be changed to use the EAPR.
